- Exact rent, advances, security, and annual increase formula
- Lock-in period, notice period, and subletting rights
- Who pays fit-out, maintenance, and shared utilities
- Permitted use and signage rights
- Ownership proof and any existing disputes on the property

Visit at peak hours, confirm footfall claims, and get everything in a written lease reviewed by a lawyer. Handshake deals on commercial property are expensive lessons.
